Maintenance and Repairs

Under the terms of the lease, we are responsible for repairs to the equipment, buildings, plumbing etc which result from normal usage. We call out technicians promptly, when we hear from you and provide you with numbers for emergencies. Our washing machine-driers are on service contracts with call-out within 24 hours .

Our flats have been licensed for 6 years by Edinburgh District Council as 'Houses in Multiple Occupation' (HMOs). Each property is visited regularly to ensure that standards are maintained. Extensive standards include maintenance of fire and safety equipment, as described on page 2. All student accommodation in Edinburgh for 3 or more people must have an HMO licence to let legally.

We meet the 'Scottish Core Standards for Accredited Landlords' which detail repairing standards. The 'Private Rented Housing Panel' states minimum repair standards which we exceed and grants tenants the right to appeal. For more information explore the weblinks above.

Professional Membership and Training

We are one of the first private 'Edinburgh Accredited Landlords. This is an optional scheme run by Edinburgh Council to raise education and standards among landlords. As participants, we attend training related to letting and property standards.

Deposit Return

If, at the end of the lease, you have not looked after the property properly, deductions will be made from your deposit for expenses we incur in putting it right. You will not be charged for general wear and tear.

We are a 'Scottish Accredited Landlord', a national scheme which has started in 2008, with similar aims and objectives.
